Our Story and What We Stand For
Forgehcloud was built on the belief that property transactions in Kakamega deserved better than they were getting.
Forgehcloud was founded in 2018 by a group of property professionals who had grown frustrated with the way real estate was being handled in Kakamega — rushed valuations, landlords left without tenants for months, and buyers signing agreements without fully understanding what they were acquiring. We set out to bring a more deliberate, client-centred approach to every engagement. Our team of five advisors and one in-house administrative officer operates exclusively within Kakamega County. We do not attempt to cover Eldoret, Kisumu, or Nairobi — that focus is intentional. By concentrating on a single county, we maintain relationships with local council officials, land registry staff, and established surveyors, which means we can flag title complications early and resolve them before they derail a transaction. Since our first year of operation, we have facilitated over 140 property transactions, ranging from a single-room rental in Amalemba to a multi-plot commercial acquisition on the Kakamega-Kisumu road. Each file is handled by a named advisor who sees it from initial inquiry to completion — clients never speak to a different person each time they call.
How We Work — and What We Will Not Promise

Every client engagement begins with a face-to-face or video consultation where we listen before we advise. For sellers, we prepare a written market appraisal within five working days of visiting the property. For landlords, we provide a realistic rental range based on current demand, not an inflated figure designed to win the mandate. We operate on a success-fee basis for sales and placements — you do not pay us until a transaction completes. Our valuation and consulting services are billed at a fixed professional fee, agreed in writing before work begins. There are things we will not promise: we cannot guarantee a sale within a specific number of weeks, because the market is influenced by factors neither we nor our clients control — interest rates, seasonal buyer patterns, and legislative changes among them. We will not take on a property at an asking price we believe the market will not support, because doing so wastes your time. We also do not handle conveyancing ourselves; we work with licensed conveyancers and advocate firms, and we will recommend two or three names for you to choose from. What we do promise is consistent communication, a clean paper trail on every transaction, and advisors who answer their phones.
